According to Zillow, the average rental fee for a two-bedroom apartment ranges between $2,543 and $2,825, and the average rental price for a one-bedroom apartment ranges between $2,255 and $2,363. Based on the data, a single individual in Danbury can pay at least $23,000 a year to rent a one-bedroom unit. At the same time, a new family can expect to pay at least $28,000 for a two-bedroom rental.
Zillow notes the average cost of a home in Danbury stands at $462,125, in a highly competitive housing market, due to the influx of high-income new residents who have relocated to the area since the COVID pandemic. A starting family looking to purchase a home in Danbury can expect to pay north of $470,000 for a median-type home in the city.
Considering the city's highly competitive housing market, average living expenses, and the fact that Connecticut has one of the highest utility rates in the country, it becomes apparent that purchasing a home for low-income and working families is nearly impossible.
According to the city of Danbury's plan on affordable real estate, "[T]here is a clear need for rental housing that is affordable to very low-income households....more specifically, the development of rental units with a monthly rent below $1,810, and especially those below $783 per month should be the focus of efforts to expand affordable rental housing supply in Danbury."
With new leadership at City Hall, it's crucial for the city to implement its plan for affordable housing.
